EICRs and electrical safety checks for landlords

How often private landlords in England need an Electrical Installation Condition Report, who gets a copy and how quickly remedial work must be done.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the electrical installations in their properties inspected and tested by a qualified and competent person.

What you must do

  • Have the installation inspected and tested at least every 5 years, or sooner if the report says so.
  • Give existing tenants a copy of the report within 28 days of the inspection.
  • Give new tenants a copy before they move in, and prospective tenants within 28 days if they ask.
  • Give your local council a copy within 7 days if it asks for one.
  • Keep a copy to give to the inspector who carries out the next check.

If the report finds problems

Where the report says remedial work or further investigation is needed, you must complete it within 28 days, or sooner if the report specifies. You then need written confirmation from the electrician that the work is done, and must send that confirmation, with the report, to your tenants and the council within 28 days of the work being completed.
