Paul Ashley – Founder of Let Nexus

Paul Ashley is the founder of Let Nexus, landlord compliance software designed to help property owners manage their properties, compliance deadlines, inspections and maintenance from one place.

Paul’s experience as a landlord began in August 2015, aged 19, when the first rent payment from his first property arrived. More than a decade later, he continues to own and manage rental property and has built experience across property investment, finance, property valuation and business management.

Paul began his professional career in finance and accountancy, working with bookkeeping, VAT, corporation tax, financial statements and business administration. He later worked as a Senior Rating & Valuation Surveyor, carrying out property inspections, preparing floor plans, assessing property valuations and dealing with business-rates cases.

Today, Paul manages buy-to-let property and investments through Ashley Legacy Investments, including property acquisitions, financial management, tenancy administration, repairs, maintenance and housing compliance.

Alongside his property portfolio, Paul also runs a busy driving school.

Balancing another business with the responsibilities of being a landlord exposed a problem that many property owners face: staying on top of everything becomes increasingly difficult as responsibilities grow.

Gas safety certificates, EICRs, EPCs, insurance renewals, property inspections and maintenance records can all have different dates and requirements. Information can quickly become scattered across emails, spreadsheets, calendars, folders and paperwork.

Why Paul Created Let Nexus

Paul wanted a straightforward system he could use for his own properties — somewhere he could log in and quickly see:

• which properties were compliant
• what certificates or inspections were approaching renewal
• what required attention
• when inspections had been completed
• what repairs and maintenance had been reported or carried out

That idea became Let Nexus.

The objective was not to build property software based purely on theory. It was to create a practical system around the day-to-day experience of actually owning and managing rental property.

Paul continues to manage his own portfolio and uses that first-hand experience to help shape the development of Let Nexus as landlord requirements and property legislation evolve.
