Key dates for Brighton and Hove landlords

  • Now: check each property’s gas safety record, EICR and EPC are in date.
  • By 15 February 2027: book any check that’s due, before local engineers get busy.
  • 15 March 2027: the South East window opens. You can register early, from 15 December 2026.
  • 14 June 2027: the deadline for Brighton and Hove properties.

Your deadline follows where the property is, not where you live. See the full South East dates and areas, or every region if you let elsewhere too.

Where Brighton & Hove City Council comes in

You register on the government’s national “Register your rental property” service, not with the council. Brighton & Hove City Council is the local housing authority for Brighton and Hove, so after 14 June 2027 it’s the body that can act against landlords who haven’t registered: a civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches. See what happens if you don’t register.

Licensing in Brighton and Hove is separate

The register doesn’t replace council licensing. If your Brighton and Hove property is a house in multiple occupation, or is in an area with selective licensing, you need the licence as well as the registration. Check with Brighton & Hove City Council which schemes apply to your address.

What you’ll need

A current gas safety record (where there’s gas), a valid EICR and the EPC, plus your details and the property and tenancy details. The full list is in landlord register documents, and the fee is explained in landlord register cost.
