Landlord register in the South East: deadline 14 June 2027

If you let a property in the South East, you must register yourself and that property on England's new landlord register between 15 March 2027 and 14 June 2027. Here's what it costs, what you need and how to get ready.

The South East is the fourth of England’s nine regions to join the register. You can register early, from 15 December 2026.

Is my property in the South East?

The deadline follows where the property is, not where you live. The South East covers Berkshire, Buckinghamshire, East Sussex, Hampshire, Isle of Wight, Kent, Oxfordshire, Surrey and West Sussex, including Brighton and Hove, Southampton, Portsmouth, Reading, Milton Keynes, Oxford, Slough, Canterbury, Guildford and Maidstone.

These are the areas in England’s official South East region. If your property is close to a regional boundary, confirm its region on GOV.UK when you register. Properties elsewhere have their own windows.

Key dates for South East landlords

  • Now: check your gas safety record, EICR and EPC are in date, and find your copies.
  • By 15 February 2027: book any check that’s due. Engineers get busy as each window opens.
  • 15 March 2027: the South East window opens. Register yourself and each property you let here.
  • 14 June 2027: the deadline. After this your council can take action against unregistered landlords.
  • Every year after: renew, pay the fee and keep your details up to date.

What it costs

£65 per property, each year. One let property is £65 a year, three are £195 and five are £325.

What you’ll need

  • Three safety documents: a current gas safety record (where there are gas appliances), a valid EICR and the EPC.
  • Your details: name, date of birth, address, phone number and email (or your company’s details).
  • The property and tenancy: the address, type of home, bedrooms, rent, number of people living there and any HMO licence.

If you miss the deadline

  • A civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches.
  • You generally can’t get a possession order without an active registration, except on the anti-social behaviour grounds.
  • Tenants may be able to apply for a rent repayment order.
