Key dates for Manchester landlords
- Now: check each property’s gas safety record, EICR and EPC are in date.
- By 17 April 2027: book any check that’s due, before local engineers get busy.
- 15 May 2027: the North West window opens. You can register early, from 15 December 2026.
- 14 August 2027: the deadline for Manchester properties.
Your deadline follows where the property is, not where you live. See the full North West dates and areas, or every region if you let elsewhere too.
Where Manchester City Council comes in
You register on the government’s national “Register your rental property” service, not with the council. Manchester City Council is the local housing authority for Manchester, so after 14 August 2027 it’s the body that can act against landlords who haven’t registered: a civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches. See what happens if you don’t register.
Licensing in Manchester is separate
The register doesn’t replace council licensing. If your Manchester property is a house in multiple occupation, or is in an area with selective licensing, you need the licence as well as the registration. Check with Manchester City Council which schemes apply to your address.
What you’ll need
A current gas safety record (where there’s gas), a valid EICR and the EPC, plus your details and the property and tenancy details. The full list is in landlord register documents, and the fee is explained in landlord register cost.
