NORTH WEST WINDOW

Opens in 217 days
Opens
15 May 2027
Deadline
14 August 2027
Cost
£65 per property, a year

The North West is the sixth of England’s nine regions to join the register. You can register early, from 15 December 2026.

Is my property in the North West?

The deadline follows where the property is, not where you live. The North West covers Greater Manchester, Merseyside, Lancashire, Cheshire and Cumbria, including Manchester, Liverpool, Salford, Bolton, Preston, Blackpool, Stockport, Warrington, Chester and Carlisle.

These are the areas in England’s official North West region. If your property is close to a regional boundary, confirm its region on GOV.UK when you register. Properties elsewhere have their own windows.

Key dates for North West landlords

  • Now: check your gas safety record, EICR and EPC are in date, and find your copies.
  • By 17 April 2027: book any check that’s due. Engineers get busy as each window opens.
  • 15 May 2027: the North West window opens. Register yourself and each property you let here.
  • 14 August 2027: the deadline. After this your council can take action against unregistered landlords.
  • Every year after: renew, pay the fee and keep your details up to date.

What it costs

£65 per property, each year. One let property is £65 a year, three are £195 and five are £325.

What you’ll need

  • Three safety documents: a current gas safety record (where there are gas appliances), a valid EICR and the EPC.
  • Your details: name, date of birth, address, phone number and email (or your company’s details).
  • The property and tenancy: the address, type of home, bedrooms, rent, number of people living there and any HMO licence.

You register yourself; a letting agent can’t do it for you. Joint landlords each register. The full details are in our landlord register guide.

If you miss the deadline

  • A civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches.
  • You generally can’t get a possession order without an active registration, except on the anti-social behaviour grounds.
  • Tenants may be able to apply for a rent repayment order.
