Landlord register in the East of England: deadline 14 April 2027
If you let a property in the East of England, you must register yourself and that property on England's new landlord register between 15 January 2027 and 14 April 2027. Here's what it costs, what you need and how to get ready.

The East of England is the second of England’s nine regions to join the register. You can register early, from 15 December 2026.
Is my property in the East of England?
The deadline follows where the property is, not where you live. The East of England covers Bedfordshire, Cambridgeshire, Essex, Hertfordshire, Norfolk and Suffolk, including Norwich, Cambridge, Peterborough, Luton, Ipswich, Southend-on-Sea, Chelmsford, Colchester, Watford and Bedford.
These are the areas in England’s official East of England region. If your property is close to a regional boundary, confirm its region on GOV.UK when you register. Properties elsewhere have their own windows.
Key dates for East of England landlords
- Now: check your gas safety record, EICR and EPC are in date, and find your copies.
- By 18 December 2026: book any check that’s due. Engineers get busy as each window opens.
- 15 January 2027: the East of England window opens. Register yourself and each property you let here.
- 14 April 2027: the deadline. After this your council can take action against unregistered landlords.
- Every year after: renew, pay the fee and keep your details up to date.
What it costs
£65 per property, each year. One let property is £65 a year, three are £195 and five are £325.
What you’ll need
- Three safety documents: a current gas safety record (where there are gas appliances), a valid EICR and the EPC.
- Your details: name, date of birth, address, phone number and email (or your company’s details).
- The property and tenancy: the address, type of home, bedrooms, rent, number of people living there and any HMO licence.

If you miss the deadline
- A civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches.
- You generally can’t get a possession order without an active registration, except on the anti-social behaviour grounds.
- Tenants may be able to apply for a rent repayment order.
