Landlord register in the West Midlands: deadline 14 March 2027

If you let a property in the West Midlands, you must register yourself and that property on England's new landlord register between 15 December 2026 and 14 March 2027. Here's what it costs, what you need and how to get ready.

The West Midlands is the first of England’s nine regions to join the register. It goes first, so landlords here have the least time to prepare.

Is my property in the West Midlands?

The deadline follows where the property is, not where you live. The West Midlands covers the West Midlands metropolitan county, Herefordshire, Shropshire, Staffordshire, Warwickshire and Worcestershire, including Birmingham, Coventry, Wolverhampton, Stoke-on-Trent, Dudley, Walsall, Solihull, Telford, Worcester and Hereford.

These are the areas in England’s official West Midlands region. If your property is close to a regional boundary, confirm its region on GOV.UK when you register. Properties elsewhere have their own windows.

Key dates for West Midlands landlords

  • Now: check your gas safety record, EICR and EPC are in date, and find your copies.
  • By 17 November 2026: book any check that’s due. Engineers get busy as each window opens.
  • 15 December 2026: the West Midlands window opens. Register yourself and each property you let here.
  • 14 March 2027: the deadline. After this your council can take action against unregistered landlords.
  • Every year after: renew, pay the fee and keep your details up to date.

What it costs

£65 per property, each year. One let property is £65 a year, three are £195 and five are £325.

What you’ll need

  • Three safety documents: a current gas safety record (where there are gas appliances), a valid EICR and the EPC.
  • Your details: name, date of birth, address, phone number and email (or your company’s details).
  • The property and tenancy: the address, type of home, bedrooms, rent, number of people living there and any HMO licence.

If you miss the deadline

  • A civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches.
  • You generally can’t get a possession order without an active registration, except on the anti-social behaviour grounds.
  • Tenants may be able to apply for a rent repayment order.
