Key dates for Middlesbrough landlords
- Now: check each property’s gas safety record, EICR and EPC are in date.
- By 18 May 2027: book any check that’s due, before local engineers get busy.
- 15 June 2027: the North East window opens. You can register early, from 15 December 2026.
- 14 September 2027: the deadline for Middlesbrough properties.
Your deadline follows where the property is, not where you live. See the full North East dates and areas, or every region if you let elsewhere too.
Where Middlesbrough Council comes in
You register on the government’s national “Register your rental property” service, not with the council. Middlesbrough Council is the local housing authority for Middlesbrough, so after 14 September 2027 it’s the body that can act against landlords who haven’t registered: a civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches. See what happens if you don’t register.
Licensing in Middlesbrough is separate
The register doesn’t replace council licensing. If your Middlesbrough property is a house in multiple occupation, or is in an area with selective licensing, you need the licence as well as the registration. Check with Middlesbrough Council which schemes apply to your address.
What you’ll need
A current gas safety record (where there’s gas), a valid EICR and the EPC, plus your details and the property and tenancy details. The full list is in landlord register documents, and the fee is explained in landlord register cost.
