Landlord register in the South West: deadline 14 November 2027
If you let a property in the South West, you must register yourself and that property on England's new landlord register between 15 August 2027 and 14 November 2027. Here's what it costs, what you need and how to get ready.
SOUTH WEST WINDOW
Opens in 309 days- Opens
- 15 August 2027
- Deadline
- 14 November 2027
- Cost
- £65 per property, a year
The South West is the ninth of England’s nine regions to join the register. You can register early, from 15 December 2026.
Is my property in the South West?
The deadline follows where the property is, not where you live. The South West covers Bristol, Cornwall, Devon, Dorset, Gloucestershire, Somerset and Wiltshire, including Bristol, Plymouth, Bournemouth, Swindon, Exeter, Bath, Gloucester, Cheltenham, Poole and Truro.
These are the areas in England’s official South West region. If your property is close to a regional boundary, confirm its region on GOV.UK when you register. Properties elsewhere have their own windows.
Key dates for South West landlords
- Now: check your gas safety record, EICR and EPC are in date, and find your copies.
- By 18 July 2027: book any check that’s due. Engineers get busy as each window opens.
- 15 August 2027: the South West window opens. Register yourself and each property you let here.
- 14 November 2027: the deadline. After this your council can take action against unregistered landlords.
- Every year after: renew, pay the fee and keep your details up to date.
What it costs
£65 per property, each year. One let property is £65 a year, three are £195 and five are £325.
What you’ll need
- Three safety documents: a current gas safety record (where there are gas appliances), a valid EICR and the EPC.
- Your details: name, date of birth, address, phone number and email (or your company’s details).
- The property and tenancy: the address, type of home, bedrooms, rent, number of people living there and any HMO licence.
You register yourself; a letting agent can’t do it for you. Joint landlords each register. The full details are in our landlord register guide.
If you miss the deadline
- A civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches.
- You generally can’t get a possession order without an active registration, except on the anti-social behaviour grounds.
- Tenants may be able to apply for a rent repayment order.
