Landlord register in London: deadline 14 October 2027
If you let a property in London, you must register yourself and that property on England's new landlord register between 15 July 2027 and 14 October 2027. Here's what it costs, what you need and how to get ready.
LONDON WINDOW
Opens in 278 days- Opens
- 15 July 2027
- Deadline
- 14 October 2027
- Cost
- £65 per property, a year
London is the eighth of England’s nine regions to join the register. You can register early, from 15 December 2026.
Is my property in London?
The deadline follows where the property is, not where you live. London covers all 32 London boroughs and the City of London, including Croydon, Barnet, Newham, Ealing, Brent, Tower Hamlets, Lambeth, Southwark, Haringey and Wandsworth.
These are the areas in England’s official London region. If your property is close to a regional boundary, confirm its region on GOV.UK when you register. Properties elsewhere have their own windows.
Key dates for London landlords
- Now: check your gas safety record, EICR and EPC are in date, and find your copies.
- By 17 June 2027: book any check that’s due. Engineers get busy as each window opens.
- 15 July 2027: the London window opens. Register yourself and each property you let here.
- 14 October 2027: the deadline. After this your council can take action against unregistered landlords.
- Every year after: renew, pay the fee and keep your details up to date.
What it costs
£65 per property, each year. One let property is £65 a year, three are £195 and five are £325.
What you’ll need
- Three safety documents: a current gas safety record (where there are gas appliances), a valid EICR and the EPC.
- Your details: name, date of birth, address, phone number and email (or your company’s details).
- The property and tenancy: the address, type of home, bedrooms, rent, number of people living there and any HMO licence.
You register yourself; a letting agent can’t do it for you. Joint landlords each register. The full details are in our landlord register guide.
If you miss the deadline
- A civil penalty of up to £7,000, and up to £40,000 for false information or continued breaches.
- You generally can’t get a possession order without an active registration, except on the anti-social behaviour grounds.
- Tenants may be able to apply for a rent repayment order.
